Many homes here in Georgia have basements and we whether they are finished basements or not, cracks and water seepage can occur.<\/p>\n\n\n\n
If you’re having problems with water coming through the cracks of your basement floor, here are some tips on what you can do.<\/p>\n\n\n\n
Before you do anything, it’s important to find out what the source of the water is? It doesn’t help to seal up the cracks if the source that is pumping out the water is not fixed.<\/p>\n\n\n\n
So, where could that water be coming from?<\/p>\n\n\n\n
1) Natural occurrence of hydrostatic pressure – the ground under your home can get saturated with water depending on the amount of rain and the type of soil you are on. When the ground is overly saturated, the hydrostatic pressure rises forcing water through any cracks in your basement floor.<\/p>\n\n\n\n
2) A problem with your drain tile. The drain tile is normally a plastic pipe buried next to your home’s footings – it’s meant to carry water away from the foundation. (It’s not actually a “tile” – that’s just what it was originally called when terra cotta roof tiles were originally used for this purpose)<\/p>\n\n\n\n
3) Your sump pump is not working as it should. Sump pumps are meant for homes that sit below the water table on that particular piece of property.<\/p>\n\n\n\n
4) If you happen to see these leaks mostly when it rains, the problem may also be coming from clogged gutters or downspouts.<\/p>\n\n\n\n
5) If your home has a window well – improper installation or if the drain in the window well has become clogged – that could also be a cause of the water seepage in your basement.<\/p>\n\n\n\n
If you live in an area that is near a water table, or your home is at a lower level than your street, then your lower level or basement may be susceptible to flooding and a sump pump is recommended.<\/p>\n\n\n\n
A professional plumber can correct these issues which would then fix the problem of the water seepage.<\/p>\n\n\n\n
Once that is done, we recommend getting the basement floor cracks fixed and the entire floor sealed.<\/p>\n\n\n\n
The amount of water that normally comes up through these cracks is not devastating (normally) but the accumulation of this water creates a moisture problem and can end up resulting in mold and mildew problems.<\/p>\n\n\n\n
